3800sf new, primary residence and renovation of existing Victorian cottage into 800sf guest residence. In the historic district of Hillsborough, the riverfront lot slopes from the street to the river in sufficient grade to allow the larger, primary residence to be constructed one level down from the street-level siting of the existing Victorian cottage. This relationship allows the cottage to retain its contribution to the small-scale character of the streetscape while providing the owners with an appropriately sized home for one-floor living as they age in place. Half of the roof of the primary residence is a living roof and, due to its height relationship to the cottage, will read as the rear garden of the cottage. The other half of the roof of the primary residence is a tilted plane with photovoltaic roofing tiles.
